Following the guidelines detailed in the Army Corps of Engineering Wetlands Delineation
Manual, we work to evaluate the area to determine if wetlands are present. This process includes:
| | identifying the wetland area, which must display wetland characteristics for vegetation, soils, and hydrology |
| | delineating wetland boundaries |
| | surveying the delineated area |
| | meeting with the regulators at the site to confirm and finalize the wetland boundaries |

Wetlands can develop in previously non-wetland areas, particularly when land has been left fallow for several years. |
The presence of wetlands doesn't necessarily preclude a parcel from being developed, but does require the developer to carefully adhere to state and federal regulations.
Wetlands fall under the guidelines of the Clean Water Act as "Waters of the United States," and proper permits must be obtained to avoid legal liabilities.
